As a building manager, you have many competing priorities. From managing the finances of the building, to arranging necessary building works, everything is your responsibility.
One of the main components of managing a strata building is to choose the right contactors to perform the right ongoing maintenance that your building needs. The obvious examples of this are who you choose to complete urgent plumbing or electrical works.
Perhaps a less noticeable, but equally important decision is choosing which cleaning company to engage for the regular cleaning of your building.
Like any decision you make for your building, the cleaning contractors you use will be influenced, at least in part, by the budget you have to spend. For example, does the company offer a guarantee that they will come back for free if you find the job sub-par? Do they take time to get to know your building, to make sure they never miss a spot? And perhaps most importantly, are the always dependable and on time?
Of course the inside of the building is the most important part. But the surrounds and grounds the building must also be maintained to a good level.
This is why you should choose a cleaning company that are also able to do grounds maintenance. You'd be surprised how many cleaning companies aren't experienced in grounds maintenance, so this is definitely worth checking before you engage your cleaning contractors.
It may seem unimportant, but when you consider the amount of time these people will be spending in your building, it is vital that you ensure you are satisfied with the friendliness and trustworthiness of any contractor you engage.
A friendly smile from your cleanings can be the difference between your tenants feeling comfortable, or feeling threatened by the regular presence of the cleaners.
Above all, you must remember that an informed decision is the best decision you can make. Ensure you have all of the information you need to hand. This guide is only a rough guide, and there will be many more intricacies and unique needs for your building that don't apply to other buildings. This is why you must make sure to ask lots of questions!
There's no such thing as a stupid question, and by asking every cleaning contractor the same list of set questions you will be able to compare apples with apples, and avoid engaging a cleaner that, later down the lines causes you more problems than they solve.
So avoid the headaches later down the track and ask every questions you can think of. Also be sure to make sure that your cleaners understand the importance of tailored service, so that they can address your individual needs as a strata manager, as opposed to a preset service that isn't personalised.
